T-Squared Premises Put Up for Sale

The premises of T-Squared Social, located on North Street, have been put on the market by Shepherd Chartered Surveyors with starting offers over £650,000. Celebrity owners Tiger Woods and Justin Timberlake opened the building's current venue in October 2025.


T-Squared replaced the New Picture House cinema — which closed in 2023 — operating as a hybrid venue for live sports viewings, gastropub-style food and drink, and film screenings. The location is fully equipped with a restaurant, bar, fully fitted kitchen, and outdoor seating area.


First opened in 1931, the New Picture House operated out of the building for over ninety years before T-Squared took over the lease. 


T-Squared operates another venue in New York, but the St Andrews venue is the first international location opened by its parent companies, Nexus Luxury Collection and 8AM Golf. Woods and Timberlake are majority shareholders in Nexus Luxury Collection. 


Presently, T-Squared rents the space for £45,000 a year, provisionally until 2049, with rent reviews every five years, the first of which will be in 2029. T-Squared also holds the option to extend their lease to 2079. 


T-Squared has the right of first refusal to purchase the property, though the venue’s lease reserves the tenant the right to stay on North Street, regardless of the property’s future owner.
