North Street Hotel to Open in June 2026

The Kithmore, a 44-bedroom hotel on North Street at Playfair Terrace, is set to open in June 2026 following a £7.5 million renovation.


The 1847 B-grade building was previously occupied by the Ardgowan Hotel. Following its purchase by Northern Irish investment firm Marram Hotel Partners Ltd in 2022, the building underwent a major renovation, which altered and restored much of the original design. 


“We’ve undertaken a full £7.5 million transformation of the property to create a design-led boutique property across three Georgian townhouses, restoring original features while introducing a new extension, additional rooms and suites, and a new bar and restaurant concept with terrace area,” a spokesperson for The Kithmore told The Saint.


The spokesperson continued, “The priority throughout has been to elevate the guest experience while retaining a strong sense of the building’s history and character.”


Staff recruitment is underway, with positions available on the management, cleaning, and food and beverage teams.


Speaking on the renovation’s compliance with the building’s B-grade status, the spokesperson emphasised that“the building is an important part of St Andrews’ architectural heritage, so preservation has been central to the project.” She added, “We’ve retained and restored key original features of the buildings, including cornicing, timber panelling, sash windows, and stonework, which all contribute to its identity.”


To do this, The Kithmore has worked extensively with specialists in the conservation sector “to ensure all upgrades were carried out sensitively,” according to the spokesperson.


Across all aspects of the project, the hotel aims to facilitate an environment which balances luxury and comfort. “Whether guests are here to play world-class golf, explore the town, enjoy exceptional food, or simply slow down and relax, our hotel offers a thoughtful alternative to larger resorts, with quality, comfort, and attention to detail at its heart,” General Manager Kathryn Nairn told The Courier.


Room rates are set at £415 per night during peak season, and the bookings line is now available ahead of the hotel’s launch.
