Kinnettles Hotel Suddenly Closed

Kinnettles Hotel has closed following the liquidation of its operating company, Kinnettles Hotel Limited, late last month.

This development has also triggered a closure of both the boutique spa and Gidi Grill restaurant located on the hotel’s premises. For Mobolaji ‘Mo’ Adeniyi, one of the co-owners of Gidi Grill, the liquidation was “a shock.”

“I still don’t understand what happened,” Adeniyi stated. According to him, Gidi Grill, whose Kinnettles location opened in June 2025, was given no advance notice of the liquidation.

On 23 September, Adeniyi recalled, “ [The Grill’s staff] just got to work [at Kinnettles], and the liquidators came to shut the doors of the hotel.” As for the fate of the restaurant’s staff, Adeniyi confirmed that they have since found employment at Gidi Grill’s flagship location in Dundee.

According to Kinnettles Hotel Limited’s filing history, Callum Angus Carmichael and Graham Smith of the UK-based business advisory firm French Rowley Partners (FRP) were appointed to oversee the group’s liquidation on 22 September, in accordance with a court order issued by Sheriff Timothy Niven-Smith of the Dundee Sheriff Court.

Notably, this followed the recent resignation of Angus Andrew Robb on 1 September. Robb, alongside Fraser Ralph Ogston, served as Kinnettles Hotel Limited’s co-director after the pair acquired the portfolio in 2016.

According to the group’s filing history, Ogston remains active in his role as Kinnettles’ director, although on 5 October, the group’s registered office address changed from Ogston’s private residence in St Andrews to an FRP office in Edinburgh.

As reported by The Saint earlier this year, all of the properties in the Kinnettles portfolio have been on the market since this past spring. This portfolio, in addition to the hotel on North Street, includes Kinnettles Mansion (situated just outside St Andrews in Guardbridge) and Kinnettles Castle (located in the Forfar countryside).

Back in January, hospitality specialists Brian Sheldon, Gary Witham, and Tony Spence from business property adviser Christie & Co. were appointed to oversee the portfolio’s sale, valued at fifteen million pounds. According to Sam Quine, a representative for Christie & Co., the firm’s involvement in the sale of the Kinnettles portfolio “remains unaffected” by the group’s liquidation.

It is unclear what caused Kinnettles’ move into liquidation. The group has yet to offer a statement, and its official website, phone numbers, and email addresses have all been disconnected.

Commenting on this lack of communication, Adeniyi shared: “I didn’t know that [Ogston] wanted to sell the hotel […] The only person that I am in touch with is [a] liquidator, and they won’t say anything.”

When approached for an interview, both Fraser Ralph Ogston and Angus Andrew Robb declined to comment.
